Get a customized search to land in your inbox as soon as they are posted, daily or weekly, depending on how soon you want to make that move! 

It is recommended to obtain a copy of your full credit report and credit score to review for any discrepancies. Additionally, prepare your two most recent pay stubs and a letter of employment to verify your financial stability.

It is necessary to verify that the documents provided correspond to the individual presenting them. This is both a professional and legal obligation.

While the landlord maintains insurance on the property, tenants are typically required to obtain Tenant Insurance. This coverage protects against personal liability and provides replacement coverage for the tenant’s belongings within the home.

The landlord is generally responsible for paying any mortgage obligations and property taxes associated with the property.

All terms of the rental agreement are negotiable and should be clearly documented in the lease. Typically, tenants are responsible for costs associated with communication services, such as internet and cable. Utilities, including water, electricity, and gas, may be structured as either included in the rent or paid separately by the tenant, depending on the terms agreed upon.

Scheduling Showings

When scheduling showings for an occupied property, a minimum of 24 hours’ notice and approval from the current tenant are required. It is important to consider this timeframe when arranging appointments. Additionally, showings are typically limited to a 30-minute window.

Communicating

Effective communication is essential, both with our clients and other real estate professionals. We prioritize understanding your needs and advocating on your behalf throughout the negotiation process. Our commitment is to maintain open and transparent communication to ensure a seamless experience.

It is essential to clearly understand what is included and excluded in the rental listing. Key details such as utilities, included chattels, and the landlord’s expectations should be thoroughly reviewed, communicated, and documented to avoid any misunderstandings. Attention to detail is crucial in ensuring a smooth rental experience.

Negotiating

Effective negotiation is critical to ensuring that the rental agreement satisfies both your requirements and the landlord’s expectations. By engaging in a transparent and collaborative negotiation process, key terms such as rental rate, lease duration, maintenance responsibilities, and other pertinent conditions can be thoroughly discussed and tailored to meet the needs of both parties. 

Repairs & Damage

After finalizing the lease terms, a move-in walkthrough should be conducted to document the property’s condition. A final walkthrough at the end of the tenancy ensures any pre-existing damages are not the tenant’s responsibility as well.
